南安大略房好便宜啊!

看了MLS上温莎和伦敦的房价,太诱人了,20W加元出头可以买到新的1500的房子,价钱只有爱城一半(可能还不到点),真羡慕啊。
% f8 C# ]& X( v0 b2 T3 q' `5 }- V% W我想这主要是因为阿省工作好找,工资相对较高吧!还有温莎对岸的底特律房价持续下跌,看来经济和就业机会是很大的原因。9 V( k' b. a. \
不过,我发现爱城和南安省比较老旧的公寓单元价钱差距不大,感觉上爱城公寓多,南安独立房子多。

差不多, 温莎的房价实际上比例出来的还低. 底特律汽车工业的低弥已经很严重地影响了温莎的房地产市场.
' n* u. s+ G# y! a4 j1 B" Y在温莎买房居住的有很大一部分在底特律工作. 而底特律基本上只有汽车工业. 你可以想象一下那的情景.
+ E. s+ D3 G$ z' B记得几个月之前, 底特律的房地产市场处于崩溃的边缘. 3万到10万就可以买个2居到4居的房.
9 f" T3 D- j% u# O) ~温莎本身也没有什么工业, 只有个CASINO还挺出名. 6 z% \7 H& p; u) q8 @( r+ ?6 K
一个城市真的就可能因为无工作而逐渐走下坡路. 最后那的建筑可能一文不值. 美国就曾有过类似的事情发生在好几个城镇.

Alberta depends on a single industry - oil and gas. If anything goes wrong with this industry, the real estate market will be in big trouble just like what happened in Detroit now.

The main driving force in Alberta's economy is oil sands development, but the cost of oil sands projects is very high. If world oil price drops to a certain level(for example $40 dollars per barrell), many of those planned project may be placed on hold or cancelled, as a result, many oil workers or construction workers will be laid off, and the real estate market will crash. Maybe this is too pessimistic, but it could happen in 5 years.

According to your reasoning, the key question then is: will the oil price drop below $40 in the near future?

Maybe you think the oil price is totally unpredictable, so you dare not risk your money on the housing market. (unfortunately that's simply because you don't have enough information regarding world's current oil reserve)

9 q2 e5 N# ^  _6 L' I4 POr, maybe you know the oil price have 99% chance remain above $40 for the next decade, but you just can't stand that 1% risk.(which is totally fine and I support your decision not entering the housing market in this case)

6 d5 Q$ S4 a4 y% \( NOr, maybe you know the oil price will remain above $40, and you also sort of sensed that the house price will remain high, but you just can't face this true, and let grudge, jealousy feeling fill your mind while regreting that you miss the chance.

A house is just a shelter, you can rent it or buy it. I don't understand why you have to buy it. I feel renting is a better option for me, and I am happy with it. So what's wrong with it? In addition, I have made a good profit from this market, the interest will pay rent for me. Edmonton is not a great city for living life long, if the price drops 20% more, I wll consider to buy. If stay high, I just move to other city.

' \, k- X# `& g4 K3 n; R4 v# D# fCan't agree with you more. You may have a chance to find a house 20% less then May of 2007, in this summer. However, chances are limited. Don't wait until the market catch up again.

. D& b$ F5 q7 a0 I9 ]6 bAs I heard from one of my friends who is working for a oil company. some oil object is already on hold now. Some of them are worrying about their job for next year.
